Planning Applications for Development Proposals of 1 Hectare or greater in Flood Zone 1 and all proposals for new development in Flood Zones 2 and 3 should be accompanied by a Flood Risk Assessment.
Guidance for PPS 25 is not yet published but to quote from PPG 25 Guidance:
"Flood risk assessments may be of a relatively minor
nature, evaluating a small development on a low risk site with minimal secondary
effects, or may comprise major basin-wide studies for significant infrastructure
developments."
The Stilwell Partnership can carry out the Flood Risk Assessment for your development, and for the majority of low risk developments for a modest fixed fee. The FRAs would be carried out to "an appropriate degree" and proportionate to the risk and appropriate to the scale, nature and location of the development.
Taking account of the types of development which are permissible in the various risk categories, we would consult the Environment Agency (EA) and other relevant operating authorities to determine what information is available. We would also take full account of the local knowledge of flooding in the community.
The detail and technical complexity of a flood risk report would reflect the scale and potential significance of the study . On occasions, preliminary or scoping studies may be undertaken prior to a fuller assessment.
On completion of our assessment we report the results including the Category risk, and identify measures, if necessary, to mitigate the flood risk to the site.
